MANHATTAN — A portion of the formerly gritty East Village now stands as one of the country’s most expensive zip codes, outranking other pricey Manhattan addresses on the Upper East Side and TriBeCa.

The 10003 zip code — which stretches roughly from First Avenue to Fifth Avenue, bounded by 20th Street to the north and as far south as Houston Street — ranked 22nd overall in Forbes' rankings of America's costliest areas.

The median price of homes in the zip code came in at $2,825,587, marking a more than $312,000 jump from last year, Forbes noted.

That increase was enough to bring the zip code up eight spots from last year's rankings, surpassing four out of five zip codes on the Upper East Side, the entire Upper West Side, a swath of TriBeCa, and zip codes in pricey Malibu, Calif., Aspen, Colo., and Miami Beach, Fla., according to the list.

The 10003 zip code's range covers everything from Union Square and the East Village's tenement buildings to the south side of tony Gramercy Park.

Other Manhattan zip codes included in Forbes' list were No. 5 overall 10014 (parts of SoHo, the West Village and Meatpacking District); No. 7 10065 (Upper East Side, between 60th and 69th streets); No. 9 10012 (parts of SoHo and Greenwich Village); and No. 12 10013 (parts of TriBeCa, SoHo and Chinatown and Little Italy).
