New 7-Story Building Planned Near Rufus King Park in Jamaica, Docs Show

QUEENS — A new seven-story building could be coming to downtown Jamaica, where thousands of apartments and hotel rooms are already planned for the once-neglected area over the next couple of years, documents show.

As first reported by YIMBY, Zara Realty Holding Corp., which reportedly owns about 2.6 million square feet of residential and retail space in the neighborhood, filed an application for the new building at 153-10 89th Ave. on Tuesday.

The plan calls for a nine-spot parking garage on the ground floor, and 18 market rate rental apartment units — three per story — on the remaining floors, according to the developer and the application filed with the Department of Buildings.

The 17,113-square-foot structure would also feature an outdoor recreational space on the roof, documents show.

The new building would be constructed on a vacant lot adjacent to Moda, a 12-story apartment building which opened in 2010 offering new levels of amenities in the area, such as a 24/7 concierge, two rooftop decks, a gym and a lounge with free Wi-Fi.  

It would also be in the vicinity of popular Rufus King Park and the former Mary Immaculate Hospital complex, which is currently being redeveloped into luxury market-rate apartments

Zara Realty said that construction, which is estimated to begin in spring 2018, will take approximately 18 months. 

"Whether it is through new construction, or the rehabilitation of existing housing, it is vital to the future of the neighborhood that we continue investing in residential development to accommodate this fast-growing community," Anthony Subraj and Amir Sobhraj, principals of Zara Realty, said in a statement.
