$53.4M DIY Megamansion Combination for Sale on Upper East Side

UPPER EAST SIDE — A combination of three townhouses are on the market on East 81st Street for a cool $53.4 million — perfect for creating a megamansion just like Madonna did just two blocks away.

Townhouses at 50-54 East 81st St., if sold together, would create a 60-foot-wide, 24,519-square-foot mansion between Madison and Park avenues, according to brokers at Brown Harris Stevens and Leslie J. Garfield.

"The only motive [to combine the townhouses] would be for a buyer to create a 60-foot-wide mega mansion," said Lydia Rosengaten, the senior real estate advisor for Leslie J. Garfield. "Because they are zoned R8B you are limited in the development potential but because it's not landmarked on this block, there is more flexibility for a purchaser."

The building at 50 East 81st St. is currently configured as a doctor's office and has two apartments on each of the four floors above it with two rent stabilized tenants, the listing shows. It has a garden, high ceilings and over-sized windows. By itself, it's valued at $10.5 million.

Next door at 52 E. 81st St., the townhouse is five stories — with two duplex apartments and one floor apartment — and has a south-facing garden and terrace, according to the listing. By itself, it's valued at $14.9 million.

The mansion at 54 E. 81st St. has a roof deck with a hot tub, a high-speed elevator, floor heating, a snowmelt system, a noise-cancellation system, a 16-camera security system, automatic shades, Sonos audio, and a spiral staircase, according to the listing. By itself, it's valued at $27.9 million.

Altogether, the properties are asking for $2,516 per square foot, according to The Real Deal, which first reported the listings.

Madonna, who lives at 152 East 81st. near Lexington Avenue, combined three townhouses she purchased for $32 million in 2009, according to The Real Deal.
