HELL’S KITCHEN — A 20-story “boutique lifestyle hotel” is slated to rise on a now-vacant lot on West 39th Street.

Developer Quadrum Global filed for permits last week to construct a 353-room hotel at 351 W. 38th St., near Ninth Avenue, city Department of Buildings records show.

Marvel Architects — which has a portfolio that includes a middle school heading to the Atlantic Yards and a 36-story building slated for construction at the site of the Brooklyn Heights Library — is designing the building, the filing shows.

Quadrum Global had previously planned to build a 26-story hotel with 500 rooms at the site, The Real Deal reported.

“Quadrum is currently intending to develop the site as a boutique lifestyle with a lobby restaurant and rooftop bar that is differentiated from the typical select service hotels in the surrounding area,” the developer’s website says.

Construction is slated to start this year, the site adds.

Quadrum Global and Marvel Architects didn’t respond to requests for comment on the plans.
