HUNTERS POINT — Digital-advertising agency VaynerMedia is the first major tenant to lease space at The Point, an office and retail project coming to a pair of former warehouse buildings also slated to house a cafe, beer hall and other amenities, its owners announced Tuesday.

Developers Related Companies and GreenOak Real Estate are converting the two industrial properties — which are located two blocks from each other near the base of the Pulaski Bridge in Hunters Point — into commercial hubs with offices and restaurants.

The first building, called The Blanchard at 2110 51st Ave., will open this spring to tenants, including VaynerMedia, which is leasing 43,000 square feet of space to serve as its studio production house.

The seven-story property will include a cafe in its lobby and an outdoor courtyard area, the developers said.

The second building in The Point project is located two blocks north at the old Paragon Oils & Burners warehouse at 21-00 49th Ave., which will open to tenants this fall, the owners said.

The seven-story, 130,000-square-foot former warehouse will be called The Paragon, where offices will boast 9-foot-high windows and a penthouse roof terrace.

The developers are hoping to open a beer hall and other restaurants in the building, a spokeswoman for Related Companies said.

The Point is one of several warehouse-turned-office complexes to open in Long Island City in recent years, drawing big-name companies in industries like fashion, as well as food and retail tenants.

They include The Falchi building on 47th Avenue and 31st Street, where developer Jamestown — which also created Chelsea Market — has leased to companies like Uber, Doughnut Plant and Juice Press.

Another is The Factory, a former Macy's warehouse that now houses offices for companies like Madewell and J. Crew, and is soon adding eateries Two Boots Pizza and Vanessa's Dumpling House.
