$328 Studio Apartments Could Be On Their Way to Longwood

LONGWOOD — Apartments for as low as $328 a month could be on their way to Whitlock Avenue.

The Ader Group, a real estate company, is planing to build an affordable housing development with two buildings and 474 apartments at 1125 Whitlock Ave. in Longwood, the current site of a garage.

Rents would range from approximately $328 to $1,049 for studio apartments, $419 to $1,320 for one-bedroom apartments, $509 to $1,591 for two-bedroom apartments and $582 to $1,831 for three-bedroom apartments, according to Dan Padernacht, attorney for The Ader Group.

The development would be about 443,000 square feet in total, and apartments would be available for people making up to 80 percent of area median income.

The project would include 93 studio apartments, 193 one-bedrooms, 113 two-bedrooms and 73 three-bedrooms.

The land is currently owned by the companies Moving Upwards NC, LLC, and Munroe Holdings LLC, according to city records, but Padernacht said he expects the sale to go through soon. Representatives from Moving Upwards and Munroe Holdings could not be reached for comment.

Construction will hopefully begin at the end of 2017 and finish in 2018 or 2019, according to Padernacht.

He maintained that the project would greatly improve the area.

"It’s garages that are there," he said. "If you look at the area, it doesn’t look like a very nice area right now at all."

However, 37-year-old Steven Torres, who parks his car at the garage, maintained that losing the space would be disappointing, as it would make it much harder for Bronxites to find places to park.

"Where are those people going to park their cars?" he asked. "Because we already go through headaches."

The Department of Housing Preservation and Development has been speaking with the developer but has not committed to the project yet, and financing has not been secured, according to the agency.
