Office, Retail Restaurant Complex Slated for Williamsburg Printing Building

EAST WILLIAMSBURG — A sprawling office complex with a restaurant, retail space and community garden is slated for construction at the site of an old printing company, according to its developers.

Normandy Real Estate Partners is planning a nearly 130,000 square foot complex with large meeting areas, rooftop terraces, according to plans for the building submitted to the community board.

Architects at A+I, who've created office spaces for companies such as Vera Wang, HBO, Tumblr and SquareSpace, were tapped to design the building.

It wasn't immediately clear if Normandy Real Estate Partners already had a client in mind for 333 Johnson Avenue, and the developer couldn't be reached immediately for comment.

Developers are asking for special permission to build a smaller parking garage with 279 parking spots instead of 497 as is required by current zoning. Community Board 1 is slated to vote on the project in February. 

The building currently at 333 Johnson Ave. used to be a commercial printing company run by Alivin J. Bart and Sons.

They closed up shop in East Williamsburg in 2015, sold the building for $26.75 million, and moved all their printing operations to Dallas, Texas, though they kept a small office in Glendale, Queens, a worker there said.

In their heyday they had roughly 300 employees working around the clock, though in recent years they'd dropped down to 100 employees, according to a worker at the Glendale office who declined to give his name.

The project at 333 Johnson Ave. joins a growing number office space in re-purposed warehouses and new buildings in East Williamsburg including OfficeOps at 57 Thames St., 100 Bogart, and the Paper Mill Loft Offices at 456 Johnson Ave.
