HUDSON YARDS — Applications are open for nearly 170 affordable apartments at a Hudson Yards high-rise — with rents starting at $980 per month for a one-bedroom.
Depending on the renter's income, studio apartments will go for $913 per month, two-bedrooms will go for $1,183 per month and three-bedrooms will go for $1,359 per month at 435 W. 31st St., between Ninth and 10th avenues.
The building includes a children’s playroom, a library, a lounge, a game room, a bike repair station and pay-per-load laundry.
For additional fees, residents will also be able to use the building’s storage room, bike storage area, fitness center, pet spa, arcade, “golf simulator” and sky lounge.

The building, which is part of developer Brookfield Properties’ “Manhattan West” project, is offering 169 affordable units, with the following income requirements:
► Fifty-three studio apartments are available to one-person households earning between $32,640 and $38,100 per year.
► Eighty-nine one-bedroom apartments are available to one-person households earning between $34,972 and $38,100 per year, or two-person households earning between $34,972 and $43,500 per year.
► Twenty-five two-bedroom apartments are available to two-person households earning between $41,966 and $43,500 per year, three-person households earning between $41,966 and $48,960 per year, or four-person households earning between $41,966 and $54,360 per year.
► Two three-bedroom apartments are available to three-person households earning between $48,446 and $48,960 per year, four-person households earning between $48,446 and $54,360 per year, five-person households earning between $48,446 and $58,740 per year, or six-person households earning between $48,446 and $63,060 per year.
Preference for 50 percent of the units will go to residents of Manhattan Community Board 4, which covers Chelsea and Hell’s Kitchen.
Municipal employees, mobility-disabled applicants and vision- or hearing-impaired applicants will also receive preference.

The monthly rent includes hot water and gas for cooking.
Applicants can apply online or request a mail-in application by sending a self-addressed envelope to 435 West 31 Apartments c/o Breaking Ground, PO Box 3620937, New York, NY 10129.
Residents will be selected through a lottery and interview process.
The last day to apply is Nov. 7.
