MIDTOWN — A developer is looking to build a 15-story commercial building with office space and a restaurant just north of Herald Square, according to permits filed with the city .

Sioni Group plans to develop an empty lot at 44 W. 37th St. between Fifth and Sixth avenues, Department of Buildings records show.

The new building, which will stand 203 feet tall, will include nearly 39,000 square feet of commercial space, according to the permit.

The developer plans to build a restaurant in the cellar, ground floor and an upper mezzanine area while dedicating the remaining floors to office space, documents show.

Sioni Group bought the plot and the four-story building that sat on it for $9 million in 2014 and then demolished the building in 2015, property records show.

A representative of Sioni Group did not immediately respond to a request for comment.
