Wholesale Beer Warehouse to Be Replaced by 8-Story Condo Development

EAST VILLAGE — A warehouse near Avenue D that once hawked cheap cases of beer and soda is set to be replaced by a condominium development, according to the developer, who expects to break ground on the project early next year.

The Lee Properties Group has filed plans to knock down the one-story Houston Street Beer Distributors warehouse at 298 E. Second Street — also known as Discount Beer and Soda — and build an eight-story residence boasting seven condo units in its place, records show.

Workers will begin tearing down the property within the next few weeks, said developer Matthew Lee of Lee Properties Group, which first filed demolition permits for the space in April of this year.

The group expects to break ground on the project by the spring of 2017, said Lee, who was unable to estimate a completion date for the development. 

The site had been operated by Houston Street Beer Distributors as early as 1981, property records show, and has served as a destination for wholesale beer and soda — shoppers took to the business’s Yelp page to rave about the large cases of beer sold at discounted rates.

The property hit the market in 2014, and was swiped up by Lee in Oct. 2015 for $7.03 million, records show.

The residence will join a host of luxury developments popping up near Avenue D, sitting just steps away from The Adele on E. Second Street and a block from The Robyn on E. Third Street.
