MANHATTAN — You don't have to live in a penthouse apartment to have the luxury of a massive, walk-in closet. These three Manhattan apartments, all priced under $1M, come with the perk of extra storage space.

Lowdown: As soon as you walk into this apartment you're greeted with closet space, as the foyer boasts two closets and another walk-in.

“The walk-in closet has a washer and dryer,” said Halstead broker Karen Wigdor. “It can be used as an office, it's so large.”

Wigdor said the apartment “feels like a little house” due to the amount of storage and the distinction between each rooms. From the living room you step up into the dining alcove, “so they each feel like separate areas,” said Wigdor.

The seller, who has lived there for five years, added some special details to the apartment during her time there. She customized the closets with lighting and added below-cabinet lighting in the kitchen. She also installed lighting between the living and dining rooms so “you didn't miss the step,” Wigdor said.

“The only reasons she's leaving is because she's getting married,” Wigdor said. “Otherwise she wouldn't leave, she loves it.”

There have been about four open houses so far. Wigdor said a challenge of selling this unit is that it is located on the ground-floor.

“Many buyers don't want to live on the first floor... they think it's too noisy,” said Wigdor. “But this really isn't. It's located on a quiet, lovely block.”

Location: This four-building co-op complex is located right off East End Avenue and Carl Schurz Park, the waterfront park that's home to Gracie Mansion. The closest subway is the 4/5/6 at 86th Street, about a 15 minute walk, until the Second Avenue Subway opens later this year.

Lowdown: This Tudor City apartment is larger than many others in the complex, typically studios or one-bedrooms without real kitchens.

“Some of the other buildings were once hotels, so they have smaller units. This building was always residential... this is the original layout,” said Stribling broker Robert Taub.

He called this apartment “a functional two bed, two bath within 1,000 square feet.” He added, “Some people have wondered how it all fits in this amount of space.”

But the current owners have “optimized the space as much as possible,” Taub said.

The living room can act as the dining room. While Taub called the kitchen “a galley kitchen at best,” it's been outfitted with plenty of cabinetry and new appliances.

The owners also customized the closets so there is “space for everything." The master bedroom has a walk-in closet, while the second bedroom has two California closets.

The sellers are leaving because they had their second child and need more room, but Taub believes the apartment would work well for a small family.

Two similar units in the building that were put on the market quickly entered contract, according to Taub, and he expects the same for this apartment. 

“The interest so far has been enormous,” he said.

Location: Taub called Tudor City a “unique enclave... there's a feeling of privacy here.” There are some commercial outposts and a playground within the complex. It's about a 10 minute walk into Midtown and Grand Central Terminal.

Lowdown: The main draw of this apartment has been its central Manhattan location, said Fox Residential broker Stephanie Kanner.

“It's 15th St. right off 5th,” she said. “You have every store possible on lower 5th Ave., and you're near all the transportation at 14th St.”

Recent renovations to the apartment, now occupied by a young couple, include new hardwood floors, new kitchen cabinets and redone closets. Of the four closets, two are walk-ins that were recently customized as California closets.

The 8th floor apartment comes with city views. Southern exposures ensure plenty of light throughout the day.

“People at open houses like that it's sunny, they like the extra storage space,” said Kanner.

Location: This co-op building is located a block-and-a-half west of Union Square, which provides access to the 4/5/6/N/Q/R/L trains. The F, M and PATH, at 14th St. and 6th Ave., is located one block in the other direction. 

Why put it on your open house calendar? “It's a fantastic apartment in a fantastic location with great sunlight and storage,” Kanner said.
