WASHINGTON HEIGHTS — A developer has filed plans to construct a 19-story building on Broadway just blocks from where another high-rise project has been proposed.

Developers LargaVista Companies has started the “preliminary conversations with community stakeholders” to construct the 225-foot-tall mixed-use building on the site of a parking lot at 4566 Broadway, which would include 171 apartments and 24 parking spaces, said company COO Adam Good.

The project — described as a "large, multi-family project" on LargaVista's website — would also include for 7,780 square feet of commercial space.

"We are at the beginning of the entitlement process to redevelop the site," Good said of the project.  

The developer is currently seeking a variance with the Board of Standards and Appeals that would allow it to "increase the floor area of the building and waivers of the height and setback regulations among others," according to a BSA spokesman.

Good said the owner applied for the special permit because of the site's conditions, including the stability of the ground and an "abundance of rock" at the site.

He declined to discuss whether the developer will seek a rezoning of the site.

A Department of Buildings spokesman said the agency has not yet examined the application.

Residents at a local meeting recently shot down plans for a 23-story building on 4650 Broadway, located just up the block from this proposed project.
