West Street Home From Reality TV Show '9 By Design' Finally Sells

WEST VILLAGE — The townhouse at 400 West St., owned by design power couple Bob and Cortney Novogratz, sold for $14.5 million last week after languishing on the market for seven years.

The sale was the top real estate contract of last week, according to Donna Olshan's weekly luxury market report. It was originally listed in 2009 for $25 million, and had recently been marked down to $15.95 million.

The Novogratzes have seven children, and were the stars of the Bravo reality TV show "9 By Design," where the five-story townhouse — with a private 93-foot indoor basketball court that doubles as a home theater — was regularly featured. (It is not, as Curbed once noted, the only single-family home in Manhattan with a private indoor basketball court.)

The five-bedroom, four-and-a-half bath home boasts extensive outdoor space and also faces Hudson River Park, with which the Novogratz family is closely involved.

Bob Novogratz's brother, Michael Novogratz, sits on the park's fund-raising board, Friends of Hudson River Park, and is a partner at Fortress Capital, a firm that until recently was a partial owner in the St. John's Terminal building.

Fortress sold its stake in the building shortly before the city and the Hudson River Park Trust unveiled a deal to sell the St. John's owners' air rights to build a massive multi-building complex that will include some affordable housing.

Along with the private indoor basketball court, the townhouse at 400 West St. has a private garage, an elevator, and multiple outdoor spaces on the ground floor and rooftop that include a teak wood hot tub, an outdoor television, a wood-burning fireplace and an outdoor kitchen with a wood-burning pizza oven and beer tap.

The master bedroom takes up an entire floor, and the remaining four bedrooms span from one end of the house to the other, taking up half a floor each.

The building was an S&M sex club before the couple renovated it in 2007, according to Bob Novogratz in a video posted by New York Magazine that provides a walk-through of the property.

The broker who made the sale, Steven Gold of TOWN, confirmed the $14.5 million contract figure, but would not provide information on the buyer. The New York Post reported that the new owner is an "overseas buyer."
