$563 Studio With Gym on Williamsburg Waterfront Could Be Yours

WILLIAMSBURG — You could score a $563 a month studio on the waterfront, a stone's throw from the East River ferry, the Bedford L stop and Bushwick Inlet Park.

An affordable housing lottery is now open for 33 units at 149 Kent Ave. in a brand new building with a live-in super and laundry rooms.

Seven studios, 19 one-bedrooms and seven two-bedrooms for households earning between $19,303 and $43,150 a year are up for grabs. 

Studios will be available to single residents who earn $19,303 and $30,250 a year, with monthly rents of $563 and $716 a month.

One-bedrooms will rent for $606 and $737 for one- and two-person households that earn between $20,777 and $27,640.

Families with up to four people can rent two-bedroom units for $733 and $926 if they make between $25,131 and $34,520.

The building is expected to be completed at some point this spring, according to permits at the site, though it's not clear when the affordable units will be available.

The building's amenities include a rooftop lounge, community terrace, entertainment lounge and fitness room, which will be available to residents for no additional charge. L+M Development Partners is backing the project, according to Curbed.

New Yorkers who already live in Community Board 1 — which includes Greenpoint and Williamsburg as far as Flushing Avenue to the south — will get priority on half of the affordable units.
