MANHATTAN — A well-priced New York City apartment rarely lasts on the market long these days, so expect crowds at the open houses for these reasonably priced co-ops.

Lowdown: Molly Cain and her husband purchased this two-bedroom co-op directly from the owners in 2013, and now they've decided to list it themselves.

The couple moved from Brooklyn to be close to Cain's brother, a Jackson Heights resident for 10 years. They've found another apartment that's even closer to him and now want move quickly, pricing the unit below its appraised value for a speedy sale, Cain noted.

“We've gotten a really big response,” said Cain, who has shown the apartment to about 15 people prior to the first open house.

The unit can be configured as a one-bedroom with formal living and dining rooms, or as a two-bedroom with a combined living and dining area. The couple has the second bedroom set up for their children.

The previous owner upgraded the kitchen and bathroom and restored historic details like glass transom windows and a chandelier, Cain said.

“We liked it the way it is, and then we had our second child, so we didn't have time to change anything,” said Cain. “But it's move-in ready.”

Location: The small, 20-unit co-op building is two blocks from the 82nd Street 7 train stop and a 12-minute walk to the E/F/M/R subway hub at Roosevelt Avenue.

Why put it on your open house calendar? “It's got a cheerful, bright and sunny vibe,” said Cain. “We've been so happy here, and I imagine the next family will be too.”

Lowdown: When Compass broker Mark Jovanovic got together with the owners to sell this apartment, “We really asked ourselves, 'How do you price this?'" he said.

That's because the apartment comes with one major drawback: it's a fifth-floor walkup.

“We knew we had to make some concessions,” he said. “So we've priced it at a point we think will sell.”

Jovanovic said the response has been positive so far, with 15 phone calls and 25 emails from interested parties within 24 hours of posting the listing.

This will be the first open house for the apartment.

The current owners, he said, have “put their personal touch on the apartment.” They've painted, added recessed lighting, updated the millwork and sanded the floors.

They currently use the second bedroom as a yoga and Pilates room (which also doubles as a guest room) and the third bedroom, the smallest bedroom in the apartment, as a music room to hold guitars and keyboards, according to Jovanovic.

The master bedroom is large enough to hold a king-sized bed and has customized closet space, he added.

The apartment is part of a three-building complex that makes up a 30-unit cooperative. With no building amenities, maintenance is kept relatively low.

“It's a low-key, well-run building,” said Jovanovic.

Location: This building is one-and-a-half blocks from the 1/2/3 trains at 96th Street to the west and the B/C trains at 96th Street to the east. Both Central Park is a few blocks away, as is a Whole Foods.

Why put it on your open house calendar? “You get a lot of space for the price, as well as a low maintenance,” Jovanovic said. “It's also a super convenient location."

Lowdown: The sellers of this unit "have immaculate taste," said Douglas Elliman broker Melissa Hernandez, noting that "people have been very impressed by the finishes."

When she initially listed this the apartment, Hernandez thought the pricing was "aggressive," considering she has another apartment in this building under contract for less.

But after a strong response from potential buyers, “I started to think we under-priced the apartment,” she said. The price was just raised from $775,000 to $830,000. 

This will be the second open house for the unit.

The sellers, who have been here three years, didn't do any major renovations besides installing through-the-wall air conditioners in the living room and bedroom.

The owners before them, however, did a full renovation, building out an open kitchen and installing high-end appliances.

The building, known as the John Murray House, is a full-service cooperative, with a full-time doorman and shared roof deck.

It attracts “many commuters and pied-a-terre owners” due to its proximity to Grand Central Terminal, Hernandez noted.

Location: The building is about five blocks away from the MetroNorth and 4/5/6 subway hub at Grand Central and four blocks from the B/D/F/M/N/Q/R at 34th Street/Herald Square.

Bryant Park and the New York Public Library are about a five-minute walk away.

Why put it on your open house calendar? “Because it won't last very long on the market,” said Hernandez.
