3 Two-Bedroom, Two-Bathroom Apartments Priced Under $1M to See This Weekend

MANHATTAN — Two-bedroom apartments with 2 bathrooms in Manhattan and Brooklyn for under $1 million? They do exist. Here are three.

Lowdown: This condo sits on the parlor floor of a three-unit townhouse, which is part of a larger condominium association that includes six buildings with 18 units total.

“It's a very functional layout,” Corcoran broker Eve Levine said of the unit that has a living room also large enough for dining and office areas.

Right off the living room there is a full bathroom and an open kitchen with a breakfast bar. The kitchen was renovated with stainless steel appliances and Caeserstone countertops before the current owner moved in. Both bathrooms were also renovated.  Still, Levine noted, the kitchen and bathrooms “could use an update, although they're in good condition.”

Both bedrooms are in the rear of the apartment. The master bedroom, which has an ensuite bathroom, can fit a king-sized bed. The second bedroom, which has its own balcony, could fit a queen, according to Levine.

Other perks include a wood-burning fireplace, a dishwasher and a washer and dryer.

Location: This apartment is situated between the main drags of Smith and Court Streets to the west, and 3rd and 4th avenues to the east. Nearby transportation includes the Bergen Street F/G a few blocks away, or the Atlantic Terminal transportation hub, where you can catch 10 subway lines and the Long Island Railraod.

Why put it on your open house calendar? “It's a great value and it's very, very liveable,” said Levine, who noted that the price also comes with low carrying costs.

Lowdown: This two-bedroom co-pp is located on the top floor of a six-story, prewar building, whose lobby gives it a "special" feel, said Halstead broker Deborah Miller. “It's a lofty lobby that adds to the historic presence of the building."

The apartment, too, has a formal layout that's typical of 1920s-era co-op buildings.

There's a formal kitchen, living room and dining room. “These types of layouts offer extra space, a lot of windows and high ceilings,” Miller said.

The seller is a long-time resident who upgraded the original wood floors but “not much other than that,” according to Miller.

She noted that the kitchen is “somewhat outdated,” although it has quirky details like a dairy door, originally included as a place to store milk. “There's been no mark to the original design,” Miller said.

The building is part of the HDFC program, founded by the city in the late 1970s to convert rundown rentals into low-income co-ops. It places restrictions on the buyer's income.

“Selling a co-op is challenging regardless,” said Miller, “But this does add another challenge to find the right buyer.”

Location: The apartment is located a few blocks away from the C train at 163rd Street and the 1 train at 157th Street. There's also a bus stop nearby, according to Miller. Nearby green space includes the Hudson River Greenway and Highbridge Park.

Lowdown: This apartment is located in a Harlem condo development constructed in 2003.

The building is LEED-certified and features a 24-hour doorman, on-site super, common laundry on every floor, a kid's playroom, on-site parking and a common courtyard.

Douglas Elliman broker Jillian Leigh Talarczyk said the unit has a “very open concept layout” with an open living and dining room and a pass-through kitchen.

Finishes include bamboo floors, recessed lighting, central air conditioning and heating. The kitchen is outfitted with stainless steel appliances and granite countertops.

The second bedroom is off the living room, and the master bedroom is in the rear of the apartment. The master bedroom — which can fit a king sized bed — has an ensuite bathroom as well as a “huge, beautiful walk-in closet” said Talarczyk.

The sellers, who have been there for 11 years, are the original owners. They haven't changed much, said Talarczyk, except the configuration of one of the closets so that it opened into the bedroom rather than the hallway.

Location: The condo is located along Fifth Avenue about three blocks north of Central Park and near the :neighborhood's restaurant row,” said Talarczyk. The building is also four blocks south of Marcus Garvey Park.

Nearby trains include the 6 at 116th Street and the 2 and 3 at 116th Street.

Why put it on your open house calendar? Talarczyk listed the Fifth Avenue address and building amenities as the unit's biggest perks. Brian Phillips, the broker she is working with, added that the price was recently reduced from $950,000 and that “there's a motivated seller.”
