Penthouses at Upper East Side Luxury Condo Building Sell For $59M

YORKVILLE — Penthouses at luxury condo The Charles were sold for $21 million and $38 million.

The Charles, which is still under construction at 1355 First Ave., just sold its two penthouses — which the owner described as "residence[s] with the scale and privacy of a townhouse," according to Jennifer Little, a spokeswoman for Bluerock Real Estate, which owns the building, and marketing company Town New Development.

Construction will wrap up this fall on the 32-story glass tower, but 70 percent of its units have already been sold and some of its tenants have already moved in, according to Little.

The Charles offers its residents four-bedroom and four-bathroom units with large living and dining rooms, in addition to a children's lounge, a fitness center, game room and a doorman with concierge service. Condos feature floor-to-ceiling windows that start at 3,000 square feet.

It's "Penthouse One," which has been split into four apartments, sold to one buyer for $38 million. It has a total of 12 bedrooms, 12-and-a-half bathrooms, two terraces and a private elevator, Little said.

"Penthouse Two," which sold for $21 million, is a duplex with eight bedrooms, eight bathrooms, a circular staircase and a 1,200-square-foot dressing room, according to Little.

"The closing of the penthouse units reinforces our belief in the neighborhood was well placed and that our design decisions were in step with the market," Ramin Kamfar, the CEO of Bluerock, said in a statement.

"We created a residence with the scale and privacy of a townhouse, but with lots of light and with the convenience of high-touch concierge service. The market has responded very well."

The remaining apartments range from $6.6 to $9.9 million.
