SOUTH WILLIAMSBURG — Construction on a new seven-story building featuring roof terraces is under way on a formerly vacant South Williamsburg lot.

The new mixed-use development at 49 Broadway, at the corner of Wythe Ave., will rise 70 feet and include both residential and commercial space, according to Department of Buildings records.

Commercial and community facility space, including a doctor's office, will take up the first two floors of the building, according to the filings. The second commercial floor will include a roof terrace.

Additionally, a cellar level will have room for nine parking spaces, the filings stated.

The rest of the property, designed by architect Jeffrey Kamen, will house 17 residential units and recreational space available for all tenants without a fee.

Some other apartments will also have their own balconies or roof terrace space.

A man who identified himself as the owner in the filings, Jacob Rubin, declined to comment on the project.
