Massive, Multi-Level Corner Retail Space On West Broadway Up For Lease

SOHO — Real estate firm Douglas Elliman is looking for three retail tenants for a massive corner building at the northwest corner of West Broadway and Broome Street.

The building at 372 West Broadway is being divided into three stores.

The first store has a 1,920-square-foot ground floor and 2,880-square-foot lower level and has an annual lease of $1.2 million, according to the Elliman leasing agent.

The second has a 960-square-foot ground level space, a 2,880-square-foot second floor, and 2,880 square feet of space on the third floor. The annual lease for that space is also $1.2 million, the leasing agent said.

The third store has four floors including the below-ground level, with 2,880 square feet on each floor for a total of 11,520 square feet. The lease for that space is an annual rate of $2.25 million, according to the leasing agent.

A special permit from the city is required in order for a single retailer to have more than 10,000 square feet of space in most of SoHo, but city zoning regulations do not count below-ground space so a permit likely would not be required by the city for this space.

The leasing agent also said the previous tenant used the third floor space as storage, and Department of Buildings records shows the building's certificate of occupancy has the third floor designated for office and storage use.

The listing for the space advertises the neighboring high-end designer retailers, including 7 For All Mankind, Eileen Fisher, Bonpoint, Reiss, and Armani.
