'Creative' Complex With Rooftop Dining to Rise in East Williamsburg

EAST WILLIAMSBURG — A massive "creative community" complex with office space, retail corridor and rooftop dining is planned for an industrial lot on Johnson Avenue, brokers said.

The development is expected to rise at 333 Johnson Ave. between White and Bogart streets, with restaurants and an "on-site artisanal food production space," according to brokerage firm TerraCRG, which represents the property owner.

The complex includes more than 40,000 square feet of outdoor space and more than 23,000 square feet dedicated to offices — not including space for retail, according to the brokers.

The lot, once home to a commercial printing company called A.J. Bart, recently sold for $26.75 million, the brokers said.

The development will have courtyards at Bogart Street and White Street, where the food production space will be located. 

The complex is currently planned to have three stories, but could be taller, according to DTZ, the commercial real estate firm attracting tenants.

A presentation with renderings of the development — which called it "Morgantown Works" — shows possible types of tenants, including a record shop and bike shop. A mural covering an entire wall facing Johnson Avenue is also a part of the plan, according to DTZ.

Construction is starting immediately, according to a spokesman for the owners.

The building is expected to be completed in early 2016, but tenants will be able to start moving in by the end of this year, the spokesman said.
