Woodside Luxury Tower Fully Rented Weeks After Opening

 Apartments at Icon52, at 5205 Queens Blvd., cost 50 percent more than average rents in the neighborhood.

WOODSIDE — A new luxury apartment building was fully leased just six weeks after opening, in what its realtor predicts "will set the standard for future luxury rentals," in the area.

"People pretty much ate it up. They loved it," said Eric Benaim of realty firm Modern Spaces, which is renting the building, The Icon52, on behalf of developer Tsilo Group.

Located at 52-05 Queens Blvd., near 52nd Street, the 66-unit building boasts amenities like a virtual doorman and a rooftop deck, attracting renters looking for a luxury apartment for less than they would pay in other neighborhoods, Benaim said.

"The market right now is hot, especially in Queens areas like Long Island City and Astoria," he said. "The prices have risen in these areas and because of that, people are getting priced out."

Its studios, one-bedrooms and two-bedrooms range from $1,500 to $2,600.

Though it might be on the pricier side for the neighborhood, The Icon52 is still a relative bargain compared to luxury rentals in nearby Long Island City, where the average studio starts around $2,100, Benaim said.

The building is the first for Modern Spaces in Woodside. Benaim said that in addition to its proximity to the 7 train, just a block away, tenants were drawn to the property because it differs from much of the neighborhood's existing housing stock.

"It was a great modern-looking building that you don't really see out there," he said. "A lot of the buildings in Woodside are pretty much pre-war, and from the 60s and 70s. You don’t see a lot of modern-looking buildings over there."

Meanwhile, in Long Island City, the luxury rental tower situated behind the iconic Pepsi-Cola sign is now open for leasing, according to developer TF Cornerstone.

The 26-story building at 4610 Center Blvd. — which curves around the famous soda company's sign — is the sixth and final building in the developer's EastCoast project on the Long Island City waterfront.

Rent for a studio in the building starts at $2,200, a one-bedroom at $2,800, a two-bedroom at $3,890 and a three-bedroom at $5,705. Amenities include a private garden, a fitness center and a landscaped terrace on the eighth floor.
