Bay Window on McCarren Park Entices Prospective Buyers

WILLIAMSBURG — New developments in Williamsburg may be a dime a dozen, but not every unit boasts a bay window overlooking McCarren Park. Potential buyers eager for a peek at the new digs Sunday were treated to an up close view of the afternoon’s soccer games at the open house for apartment #3A at 20 Bayard St.

The 1,100-square-foot two-bedroom, which has been on the market for three weeks, also boasts a private patio overlooking a courtyard garden. Aside from that, the unit features 12-foot ceilings, a 24-hour doorman, shared roof deck with a panoramic view of the East River and Manhattan, a fitness center, playroom and basement bike storage.

“This is an amazing building, built in 2008,” said the broker, who raved about the apartment’s views, size and amenities. “The high ceilings make it unique, and the unobstructed view of the park and the bay window — it feels tremendously spacious.”

One prospective buyer in his mid-thirties who was shopping for a two bedroom in prime Williamsburg and on the Upper East Side admitted that his primary interest in the unit was its location.

“Williamsburg is cheaper, younger, hipper, cooler — it just feels like things can happen here,” he said. “I’m looking for space and light, and new developments just happen to have bigger windows than co-ops. This place seems a little pricey, though.”

His broker begged to differ.

“It’s got good finishes, great space and light — I think it’s actually well-priced,” she countered.

Both halves of a couple in the early stages of their search for “a great layout at a good price,” were impressed by the in-house fitness center and liked the idea of a new development.

“We want as much as we can get for a reasonable price — and this place is pretty good,” the man said.

The building, one of three Karl Fischer-designed condos overlooking the park, settled a bankruptcy case from 2009 last year, according to the Real Deal.

A couple living in White Plains looking to invest in a New York City apartment espoused the old real estate adage, “location, location, location.”

“Williamsburg is a great investment opportunity,” the woman said. “This unit’s just fine. Honestly, I need a safe place close to the subway. The rest is negotiable.”
