Pearson Publishing Inks Second Real Estate Deal in Hudson Square

MANHATTAN — A publishing giant set to relocate its headquarters to Hudson Square by summer 2014 — with backing from Mayor Michael Bloomberg and $13.5 million in tax breaks — has set up shop in the growing neighborhood earlier than expected.

Pearson PLC, the publisher of The Financial Times and Penguin Books, moved into office space at 325 Hudson St., across from the street from the London-based firm's future headquarters at 330 Hudson St., spokeswoman Wendy Spiegel said.

The two-year deal for a 7,400-square-foot office gives Pearson a kickstart in Hudson Square, as The Wall Street Journal first reported. The space will be used to temporarily house the company's staff.

All told, when the space at 330 Hudson joins this new space plus existing Penguin offices at 345 and 375 Hudson St., Pearson will have a "long-term, three-building campus" of roughly 750,000 square feet housing 3,000 employees, Spiegel said.

Hudson Square, which is home to MTV, WNYC, Getty Images and New York magazine, has become a new office hot spot, according to data released in January by Cushman & Wakefield. 

The office space boom will provide a boost to area shops, City Council Speaker Christine Quinn said when Pearson announced its move to 330 Hudson St. in September. 

"The businesses around here, the restaurants, the delis — they will be lifted up by the individuals who come here and work here," said Quinn, who represents the area.

A request to allow residential development in the former manufacturing zone by Trinity Real Estate, is pending city approval. Plans from Trinity, which owns 6 million square feet in 18 Hudson Square buildings, would further transform the area.
