East Village Building Sale Priciest Per Square Foot in Neighborhood's History, Broker Says

EAST VILLAGE — A real estate brokerage is touting the recent sale of a First Avenue building as the most expensive per square foot in neighborhood history.

The four-story building at 221 First Ave. between 13th and 14th streets sold in an all-cash transaction for $4.4 million, according to local blog EV Grieve via brokerage Massey Knakal, which represented the seller.

The price of the 3,954-square-foot property came out to $1,112.80 per square foot, marking the highest amount ever paid for a mixed-use investment property in the East Village, the brokerage noted in a press release.

The building contains the restaurant Señor Pollo on the ground floor, as well as three full-floor, three-bedroom apartments with fireplaces and exposed brick.

The market-rate apartments rent on average for $4,900 a month, the brokerage added.
