Modern Town Homes Proposed Near California Blue Line Stop In Logan Square

LOGAN SQUARE — More modern housing could be coming to the area surrounding the California Blue Line stop.

Joseph Kiferbaum with Kiferbaum Development LLC is seeking a zoning change to build a three-story, six-townhome development with four parking spaces at 2731 W. Prindiville St., which is steps away from the train station.

The project, while small, represents a growing interest in the area surrounding the California Blue Line stop, which also recently became home to the neighborhood's biggest development, the Twin Towers.

On average, the two- and three-bedroom contemporary townhomes would offer about 1,800 square feet of space, according to Kiferbaum. The homes would start at $499,000, he said.

"I think it's a great value for a family or couple that wants a single-family type dwelling that doesn't want to spend that kind of money," said Kiferbaum, who is overseeing projects in various other neighborhoods, from Lakeview to Pilsen.

The development would require the demolition of a two-story building and a side yard.

In a letter to Ald. Joe Moreno (1st), the Greater Goethe Neighborhood Association said it would only support the project if the developer agrees to make one of the townhomes affordable and move one of the entrances so it fits in better with the block, among other stipulations.

The group, which didn't immediately respond to a request for comment, held a community meeting on the project Monday evening. Kiferbaum called the response was "overwhelmingly positive."

Also at the meeting, the group discussed a second proposed development at 2424 W. Lyndale Ave., which is a little more than 10 minutes away walking distance from the townhome project.

Plans call for a three-story, four-unit development, which would replace an existing building, according to the neighborhood group. A rendering was prepared by Hanna Architects, Inc.
