Transit-Oriented Development Near Sheridan 'L' Stop Still on the Table

UPTOWN — Plans to build a transit-oriented development near the Sheridan Red Line station have resurfaced.

Last year, Loukas Development wanted to replace the vintage building at 3936 N. Sheridan Road with a new development — a modern, eight-story building with retail, 60 housing units and 23 parking spaces. 

When presented with the plans, members of the 46th Ward's zoning and development committee questioned the design, saying it needed more parking and fewer units.

Now, the same developer has a revised proposal it plans to present to the committee again, Ald. James Cappleman (46th) told members of the East Lake View Neighbors group Tuesday evening.

Details are scarce right now, according to Cappleman's chief of staff, Tressa Feher.

"The plans have changed, but we haven't seen them yet," she said in an email.

Loukas Development did not respond to calls seeking comment.

But at Tuesday night's meeting Cappleman did briefly address parking, which was one of the main concerns residents had at last year's zoning meeting.

"What we're finding is there are people in their 20s and 30s who always traditionally bought cars [now] aren't," he said.

The 46th Ward alderman also said there has been some discussion about bringing transit-oriented development to Sheridan Road and Byron Street. But Feher couldn't provide any details beyond that there has been an "interest" in that corner.

The city passed an ordinance in 2013 allowing fewer parking spaces in transit-oriented developments. Since then, projects similar to Loukas Development's proposal have been popping up across the city.
