QUEENS — A developer is planning to construct a modern-looking eight-story rental building on a Kew Gardens corner next to another project from the same team.

Whitestone-based Curzon Development LLC filed permits to build the new 21,376-square-foot structure at 83-61 116th St. Monday that would replace a two-story red-brick house, city documents show. The site would also encompass a neighboring lot at 116-02 Curzon Rd., YIMBY first reported.

Renderings of the proposed development by Bluarch Architecture show the building's contemporary design, featuring rounded balconies and a large rooftop space.

If approved, the building would include 32 apartments and stand adjacent to another project currently under construction at 83-67 116th St. that is also being developed by Curzon Development and designed by Bluarch Architecture.

That eight-story building, which replaced another two-story home, will include 46 apartment units, glass balconies and floor-to-ceiling windows.

Both buildings will be rentals, according to Bluarch Architecture.

None of the developments will include commercial space or parking garages, documents show.

The developer did not immediately respond to request seeking comment.
