EAST HARLEM — Applications have opened for the city’s affordable housing program, with one-bedrooms available for as low as $654 a month.

The city began accepting applications Wednesday through its affordable housing lottery for 15 below-market-rate apartments at 69 E. 125th St., a newly constructed 12-story building dubbed Harlem125.

The building has 75 units total, with 20 percent of the units set aside as affordable by the city.

The lottery includes three studios, four one-bedroom apartments and eight two-bedroom apartments.

Based on the size of the applicant's household and annual earnings, rents range from $659 per month for a studio and $654 per month for a one-bedroom to $797 per month for a two-bedroom apartment.

Singles making between $30,240 and $38,100 a year are eligible for the studios, while singles making between $32,400 and $38,100 a year, and two-person households making between $32,400 and $43,500 a year are eligible for the one-bedrooms.

Two-person households making between $38,880 and $43,500 a year, three-person households making between $38,880 and $48,960 a year, and four-person households making between $38,880 and $54,360 a year are eligible for the two-bedrooms.

Amenities in the building include a gym, rooftop deck and a laundry room.

Residents who currently live in the Manhattan Community Board 11 area — which covers all of East Harlem — will get preference for half of the affordable units.

Five percent of the units will be reserved for mobility-disabled applicants, and 2 percent will be reserved for hearing-disabled applicants. 

Municipal employees will get preference for 5 percent of the units. 

Construction of the building is slated for completion this spring.
