See the Renderings for Extell's Luxe 80-story Tower on the East River

LOWER EAST SIDE — The developers of an 80-story luxury tower on the East River waterfront is hoping to woo overseas buyers with amenities like a golf simulator, dog spa and “sunken tranquility garden,” according to a brochure published online.

Extell Development Company has revealed little about its controversial Lower East Side project, One Manhattan Square at 252 South St., which will build 800 condominiums costing between $1 million to $3 million in a neighborhood filled with predominantly low- and middle-income residents.

The brochure, posted online by JLL — the firm hired to market the development to Asian buyers — and first spotted by the Lo-Down, touted One Manhattan Square as “the most exclusive club in all of the city” and described it as “a vertical village surrounded by lush private gardens and every amenity imaginable.”

Extell did not immediately respond to a request for comment.
