MAGNIFICENT MILE — Actor Vince Vaughn thinks selling two homes is better than one, breaking up his three-level penthouse atop a Michigan Avenue tower and selling the condos separately.

The Lake Forest native re-listed the top two floors of the Palmolive Building off Michigan Avenue for $8.5 million, and a 35th-floor condominium just below for $4.2 million, according to multiple listing service Midwest Real Estate Data.

The two condominiums at 159 E. Walton Place can still be bought together for $12.7 million, $1 million less than the $13.9 million Vaughn wanted a year ago for his high-rise home and a fraction of his original $24.7 million asking price.

"We had more people who said the [three-floor] space was a bit too much for them, and some people who want a full-floor condo but they don't want it to be so big," said Katherine Malkin of Baird & Warner, who's handling the sale.

The two-floor, 7,880-square-foot penthouse has three bedrooms, three terraces with nearly panoramic views, a theater and billiards room. The home comes with nearly $9,000 in monthly condo dues, according to the listing.

Vaughn's three-bedroom, full-floor condo on the 35th floor below has about $4,000 in monthly assessments.

Vaughn paid $12 million in 2006 for the three-floor, 12,000-square-foot condominium. He was asking nearly $25 million privately for the high-rise home before publicly listing it for $18.4 million in 2012.
