GOLD COAST — A 24-story, 35-unit glass tower breaking ground at 4 E. Elm St. in the Gold Coast this fall will be the neighborhood's first high-rise condominium building erected in nearly a decade.

Construction beginning in the next few months "marks the next generation of luxury condominiums in Chicago with its contemporary architecture, clean-lined finishes and a full slate of upscale amenities," said Michael Golden, co-founder of @Properties and sales and marketing agent for the development.

Designed by Solomon Cordwell Buenz with interiors by Gary Lee Partners, the aptly named 4 East Elm's 35 units will range in size from 3,095 to 3,516 square feet of living space.

"One feature that sets 4 East Elm apart is the large, contemporary living space in each home," Golden said. "The market has been telling us it wants larger floor plans, and these plans have been painstakingly designed to live graciously, with plenty of space for entertaining as well as room to retreat and relax."

All are three-bedroom, 3½-bath condominiums with one or two outdoor terraces, and no more than two units are arranged on each floor. Buyers can combine two units for a full-floor penthouse experience with up to 6,651 square feet of living space available.

Prices are expected to range from $2.1 million up to $7.2 million per unit. Move-ins will begin in early 2016.

Standard in each unit will be private elevator access to the residence, floor-to-ceiling windows, 10-foot ceilings and customized lighting and audio-visual systems designed for each buyer.

Building amenities will include an outdoor pool and whirlpool spa, sundeck, lounge and movie screening room.

Neighbors' views may be at risk, as the 24-story tower plans to extend above the pre-war buildings that surround it.
