Proposed Belmont-Clark Tower Scaled Back, Now 8 Stories with Less Parking

LAKEVIEW — The design of a proposed development on the Dunkin' Donuts lot at Belmont and Clark now features two fewer stories, fewer apartments and 44 percent less parking.

BlitzLake Capital Partners' latest rendition of the $50 million project stands at eight stories, with 90 apartment units, two floors of retail and 39 parking spaces, according to new renderings posted on Ald. Tom Tunney's (44th) website.

There will be a final community meeting to discuss the project at 3200 N. Clark St. on Wednesday, May 14 at 6 p.m. at the Town Hall Police District Community Room, 850 W. Addison Ave.

Since the fall, developers have shown several versions of the project to neighbors in community meetings, going from a 10-story modern glass building to a more traditional looking design.

The last version featured 10 stories, 110 apartment units and 74 parking spaces.

Though the project was largely well-received after developers scaled back the modern elements, some neighbors raised issues with loading, density and parking — with some wanting more and some wanting less.

The final plan that will be presented at the ward-wide meeting has far less parking and reduced density at the rear of the building, according to a letter to residents from Tunney's office.

It also features two floors of retail, and developers have said they are in talks with a "fresh market"-type grocery store to fill some of the space.

Once the project is approved by the city, it will take 14-16 months to build completely. Retail shops may open up earlier.
