Hot Wicker Park, Bucktown Market Sees 135 Home Sales in Eight Weeks

 According to Realtor  Eva Bergant's blog , 135 homes were sold in an eight-week period from April 14 to June 9. Just over half — or 76 — had been on the market for less than 30 days.  Here's the highlights.

BUCKTOWN —  With sales rising fast and buyers scrambling to make offers, the real estate market is heating up, based on the latest sales data for Wicker Park and Bucktown.

According to Realtor Eva Bergant's blog, 135 homes were sold in an eight-week period from April 14 to June 9 in Wicker Park and Bucktown. Just over half — or 76 — had been on the market for less than 30 days and one-third sold at 100 percent or higher than list price.

As compared to a previous eight-week period from Feb. 11- April 13, which saw 97 sales, the most recent data represents a jump of almost 40 percent.

"The market is exploding. We haven't seen this [kind of activity] since 2004, 2005...  If a home doesn't get offers within its first week of hitting the market, it means there's something wrong with the property or your approach," said Realtor Robert Sikkel

Sikkel added: "It's not uncommon for a home to have 15 showings on the first day it hits the market and five or six offers."

Based on Bergant's data, during the period from April 14 to June 9, of the 135 homes sold, 23 were detached single-family homes, 102 were attached (condos, duplexes, townhomes), and 10 were multi-unit apartment buildings.

Topping the list of single-family home sales during the period from April 14 to June 9 was a six-bedroom single-family home at 2015 W. Shakespeare Ave. in Bucktown that sold for $1,525,000 on May 2.  The 4,600 square-foot home had been on the market 378 days and sold at 102 percent of its list price.

The priciest condo sold during the eight-week period was a three-bedroom penthouse unit with a two-car garage at 2028 W. Division St. in Wicker Park that sold for $901,900 on April 23. The home was on the market for six days and sold at 100 percent of its list price.

Competition among short sales and foreclosures was steep:

A two-bedroom, two-bathroom condo at 1324 N. Wolcott Ave in Wicker Park sold as a foreclosure for $200,063 on May 16.  The home was on the market for 14 days and sold at 122 percent of its list price.

A three-bedroom  two-bathroom penthouse unit condo at 1238 N. Hoyne Ave. in Wicker Park sold as a short sale for $704,711 on May 24.   The home had been on the market nine days and sold at 108 percent of its list price.


In other highlights:

A five-bedroom single-family home at 1756 N. Wilmot Place in Bucktown sold for $1,027,000 on May 7.  The home was on the market for 113 days and sold at 100 percent of its list price. 

A multi-unit apartment building with two apartments at 1425 N. Leavitt St. in Wicker Park sold for $525,000 on May 10.  Built in 1891, the property was on the market for one day. Its list price is unknown.

A three-bedroom, one-bathroom penthouse unit condo in a vintage building at 2121 W. Armitage Ave. in Bucktown sold for $285,000 on May 1. The home had been on the market for five days and sold at 99 percent of its list price.

A two-bedroom, two-bathroom condo at 1212 N Hoyne Ave. in Wicker Park sold for $427,000 on May 10. The home had been on the market for one day and sold at 103 percent of its list price.

A three-bedroom home at 1942 N Wood St. in Bucktown sold for $500,000 on June 5. The vintage bungalow home — built in 1885—  had been on the market for one day and sold at 93 percent of its list price. 

A three-bedroom single-family home at 2230 N Leavitt St. in Bucktown sold for $680,000 on May 30. The home had been on the market for two days and sold at 101 percent of its list price.

A three-bedroom single-family home at 2107 N. Hoyne St. in Bucktown sold for $715,850 on May 30. The home had been on the market for five days and sold at 103 percent of its list price.

A one-bedroom one-bathroom loft condo at 1728 N. Damen Ave. in Bucktown sold for $345,000 on May 30. The home had been on the market for two days and sold at 99 percent of its list price. 

A three-bedroom two-bath condo at 2140 W. North Ave. in Wicker Park sold as a short sale for $346,000 on June 6.  The home had been on the market for two days and sold at 89 percent of its list price.

A three-bedroom single-family home at 1430 N. Bell Ave. in Wicker Park sold for $822,500 on May 23. The home — built in 1888 — had been on the market four days and sold at 98 percent of its list price.

Fewer homes on the market:

Inventory continues to decline, with 35 percent fewer properties on the market today than the same period last year. As of June 9, there are just 37 detached homes and 75 attached properties on the market for the neighborhoods of Wicker Park and Bucktown. Last year, 59 detached homes and 114 attached properties were on the market at this same time.
