​JACKSON HEIGHTS — The owners of a car wash on Northern Boulevard are looking for zoning changes to build an eight-story commercial building — or a six-story residential building if the commercial plan doesn't move forward, according to documents filed with the Department of City Planning.

H&M LLC, which owns Classic Car Wash at 74-04 Northern Blvd., proposed the eight-story site in paperwork filed Dec. 29. It was first reported by New York YIMBY. 

The mixed-use building would include ground-floor retail, an 18,400-square-foot community space on the fourth floor and commercial offices from the fifth through eighth floors. A second and third floor garage would have room for 219 parking spaces.

They estimate it would be completed by 2018, with the building designed by architect Christopher Papa. 

In the paperwork, H&M LLC also presented an alternative plan for the site: a six-story, 53-unit residential building with ground floor commercial retail space.

A zoning change will require a Uniform Land Use Review Procedure, or ULURP, involving public review by Community Board 3, the borough president's office, the City Planning Commission and, potentially, the City Council.

A lawyer for the project did not immediately respond to a call seeking comment.
