Snag a One-Bedroom for $895 in a Murray Hill Luxury Building

MANHATTAN — Applications are open for affordable apartments in a new Murray Hill luxury rental building, with one-bedrooms up for grabs for as little as $895 per month.

There are 75 open slots for below-market-rate at 225 E. 39th St., a curved, 37-story building on the corner of Tunnel Exit Street, with applications open through Sept. 27, according to the city’s Housing Connect website.

Amenities in the building include a doorman, an on-site building manager, laundry, and a second-floor terrace with a play area, a fire pit, and a game lounge. There is also a terrace on the 35th floor lounge, as well as whirlpools, a sauna, a fitness center, and an indoor pool, but extra fees apply for those perks.

Twenty affordable studio apartments in the building will be $833 per month and applications are open to singles with an annual income between $29,898 and $38,100.

There are 27 $895-per-month one-bedrooms available, which are open to singles making between $32,058 and $38,100 or two people making between $32,058 and $43,500.

The building will have 25 two-bedroom apartments available for $1,082, open to families of two making between $38,503 and $43,500, families of three making between $38,503 and $48,960, and families of four making between $38,503 and $54,360.

Just three $1,247 three-bedroom apartments are open, available to families of three making between $44,606 and $48,960, families of four making between $44,606 and $54,360, families of five making between $44,606 and $58,740, and families of six making between $44,606 and $63,060.

Work on the building, developed by Fisher Brothers, began in March 2015 and is expected to wrap up by spring 2017, according to the developer’s website.

Residents of Manhattan Community Board 6 will get a preference for 50 percent of the apartments, and seven percent of the units are set aside for tenants with hearing, sight or mobility impairment.
