LOWER EAST SIDE — As the sprawling Essex Crossing sites continue to rise, developers will open a temporary exhibition at a shuttered gallery space to showcase one of its future condominium developments.

Delancey Street Associates will install a “design gallery” in the former Mark Miller Gallery at 92 Orchard St. this summer to give locals a sneak peek of 252 Broome St., a 14-story condo building known as “site 1” of the nine-site development.

The exhibition will contain images of the condos as well as information about the project, said a rep for the developers.

“Site 1 will be an exciting component of the broader Essex Crossing project and we look forward to sharing more information about 242 Broome in the coming months,” said a spokesperson, who was unable to specify an opening date.

An advertisement posted on the gallery space boasts a “collection of meticulously detailed 1–3 bedroom condominiums.” Eighty percent of those condos will be market-rate, while 20 percent will be affordable, according to developers.

Mark Miller had decided to close his Orchard Street gallery space earlier this year in order to focus on real estate endeavors, the gallerist told Bowery Boogie. Miller remains the owner of the building, according to city records.

Site 1 is just one slice of the $1.1 billion development spreading across nine blocks near Delancey and Essex streets. Overall, the project is expected to create 1,000 new dwelling units, half of which will be below-market-rate.

The project’s 120,000-square-foot retail space is slated to include an outpost of “Splitsville Luxury Lanes,” a bowling alley chain that serves sushi and calamari, in the basement of site 1, as well as a 14-screen Regal Cinema.

Developers continue to share step-by-step details of the ongoing construction in weekly blog posts, and frequently appear before Community Board 3’s land use committee to share updates.
