Forest Hills Gardens Was Most Expensive Neighborhood in Queens This Year

QUEENS — Home seekers looking for a bargain won't have any luck in Forest Hills Gardens, which was just named the most expensive Queens neighborhood in 2015, with the median home sale price of $1.25 million, according to a new report released by PropertyShark.

The affluent Forest Hills Gardens, dotted with Tudor-style homes, was also named the 15th most expensive neighborhood in New York City, and the second most expensive area outside Manhattan, surpassed only by DUMBO in Brooklyn, according to the report which included data collected between Jan. 1 and Dec. 15. 

A total of 44 homes were sold in Forest Hills Gardens in 2015. The five most expensive properties in that area sold for more than $2 million, including a house at 56 Groton St. which was purchased on July 31 for $2.7 million. 

In Forest Hills overall, 986 homes, condos and co-op units were sold, including 99 luxury sales, homes with price tags over $1 million — compared to 55 such sales in 2014.

The median sale price in Forest Hills reached $789,534. That’s 119 percent higher than the borough's median sale price of $360,000, the report found.

The priciest single-family home sale in Forest Hills took place in the Cord Meyer section of the neighborhood, where a home at 110-02 68th Drive was sold for $2,860,000 on March 6. 

The priciest apartment was sold in The Aston, a new 16-story condo building at 108-20 71st Ave., where a penhouse unit was purchased on June 29 for $1,995,770.

Overall, the median home sale price in Queens — $360,000 — hit an 8-year-high, returning to the levels seen before the market fell, the report read.

Malba came in as the second-most expensive neighborhood in Queens. That’s also where the most expensive home in the borough, located at 6 Boulevard, was sold this year for $3,700,000, according to the report.
