MANHATTAN — If you're on the lookout for apartments that maximize space and come with less-than-traditional layouts, check these three properties, all with lofted spaces.

254 Park Ave. South, #5K, Flatiron

Lowdown: Although this lofted studio is located in a prewar building, it has a decidedly modern aesthetic.

“The building wasn't converted to condos very long ago, so the renovation is modern and new,” said Corcoran broker Zachary Rothstein.

The 124-unit building, which “is mostly filled with lofted one bedrooms,” according to Rothstein, also comes with a 24-hour doorman, gym, and lounge with a bar, billiards table and poker room.

The loft allows for high ceilings in the living room, meaning that “it feels bigger than it is,” said Rothstein. The two living room windows bring in a lot of light, he added.

The living room has enough room for a couch, and though you'd have trouble fitting a full dining room table, the open kitchen has a breakfast bar.

The ceilings in the lofted bedroom only reach 5 feet, so "a taller person would have to crouch,” said Rothstein. 

Despite being large enough to fit a queen-sized bed, the low ceilings don't make this a great apartment for a couple.

“It's a single-person's apartment,” he noted.

Location: The apartment sits in the heart of Flatiron and is surrounded by parks. It's just one block west of Gramercy Park, three blocks north of Union Square, and three blocks south of Madison Square Park.

When it comes to transportation, there's the N and R trains at 23rd Street, or the N, Q, R, 4, 5, 6 and L trains at Union Square.

Why put it on your open house calendar? “It's a beautifully renovated, basically brand new apartment,” said Rothstein, who added that “the location is great for under $800K.”

Lowdown: This multi-level apartment, located on the top floors of a 6-story prewar building, is “a very unique space,” according to Compass broker Haley Venn. “It's split over four levels,” she said.

Upon entry, there's a decently-sized foyer, a bathroom and a narrow galley kitchen. Up the stairs, there's a living room large enough to fit a couch and dining room table.

From the living room, there's an open staircase to the sleeping area. There's a large three-paned window near this stairwell that faces north. It's not exactly a sleeping loft, Venn noted, because the ceilings reach about 8 feet. There's enough room for a queen-sized bed, two night tables and a dresser, she said.

From the sleeping loft, yet another staircase leads you to a private roof deck, which adds an extra 275 square feet to the apartment.

“The roof deck is really lovely,” said Venn, “You have views of the Empire State Building.” The current owner has outfitted it with rocking chairs and a patio table.

Location: This apartment is located three blocks east from Madison Square Park, just at the edge of the Baruch College campus. Nearby train stations are the 6 at 28th Street, the 4 at 23rd Street, and the N, Q and R at 23rd Street/Madison Square Park.

Why put it on your open house calendar? “That private roof deck,” Venn said. “It's such a unique layout and building, making for a rare product on the market.”

Lowdown: This apartment, in the Jacksonia condo development, has both a regular and a lofted bedroom.

Because of the lofted space, “You've got 20-foot ceilings in the living room,” said Elegran broker Trevor Connolly.

Out of the two massive living room windows there are “basic neighborhood views,” he said. But both bedrooms and the upstairs terrace offer more impressive Manhattan views.

Stairs in the living room lead up to the second lofted bedroom, where ceiling heights “are almost nine feet,” said Connolly. “The owners have a queen bed in there now, but it could fit a king.”

The upper loft also has access to a 300-square-foot private terrace. Connolly said that from here, you get “amazing views of the skyline.”

The owners, who have been in the apartment for about eight years, haven't made any major changes to the apartment, he said. They have, however, added some design features like a chandelier in the living room, remote controlled shades, and soundproofing in the downstairs bedroom.

There aren't extra amenities in this condo development, “but that's what keeps the carrying costs so low,” said Connolly. He also noted there's nine years of tax abatements left on the property.

Location: The building is three blocks north of the Graham Avenue L train stop, which is the third L stop into Brooklyn. Both thoroughfares surrounding the building, Manhattan and Graham avenues, are packed with bars and restaurants. Although you'll have to walk underneath the Brooklyn Queens Expressway, McCarren Park is about a 7-minute walk away.

Why put it on your open house calendar? Connolly pointed to the location as the main selling point, as well as the views of Manhattan. “It's a great area,” he said, “You get that neighborhood feel and charm.”
