MANHATTAN — Looking to live in a building that comes with perks? These three one-bedroom condo units are in developments that prioritize amenities like pools, gyms, roof decks and even complimentary breakfast.

122 West St., #2O, Greenpoint
One bedroom/One bath
Approximately 809 square feet

Lowdown: This one-bedroom condo is in the historic Eberhard Pencil Factory, constructed in 1892 and converted into loft apartments in 2009.

“It's a great prewar building as opposed to the glass-and-steel that's gone up in the neighborhood,” said Compass broker Lois Planco.

Still, the units feel more like modern lofts.

"It's a nice balance between old and new Brooklyn," said the other Compass broker representing the listing, Amy Mendizabal.

This apartment has an open entertaining space with 10-foot ceilings. It's large enough for a couch, dining room table and desk, with an open kitchen to the right.

The bedroom is tucked away in the back corner, next to the bathroom.

Windows in both the bedroom and the living room look down into the building's courtyard, which makes for a quiet apartment, both brokers noted. Another perk includes a washer and dryer inside the unit.

As for the Pencil Factory building, a number of amenities are available to residents, including a landscaped roof deck with panoramic views of Manhattan.

A virtual doorman keeps the carrying costs low, they said. There's also a fitness center, two bike rooms and parking for an extra fee. A recreation room is outfitted with a pool table, couch and kitchen.

Location: The Pencil Factory is located along the Greenpoint waterfront and just a block from WNYC Tranmitter Park, which offers views of the Manhattan skyline.

The G is the only train that services the neighborhood, offering access to Long Island City, Queens, or southern Brooklyn. The Greenpoint Avenue stop is two blocks away. To take a direct trip into Manhattan, there is an East River Ferry stop one block from the building.

Why put it on your open house calendar? “You're getting the best of everything,” said Mendizabal. “Space, high-end finishes, low carrying costs, and the building amenities.”

Lowdown: This one-bedroom condo is in the Atelier, a building that's famed for its amenity offerings.

"The amenities here are kind of insane," said Douglas Elliman broker Frances Katzen.

They include 24-hour concierge, a rooftop lounge, a private catering kitchen, a gaming room with a golf range, a billiard room and tennis court. There's a children's playroom and a fitness center with a swimming pool, yoga and pilates studio and a sauna.

Amenities that really “set the building apart,” according to Katzen, include the complimentary breakfast served daily and a weekly shuttle bus service. The bus takes residents crosstown on 42nd Street from 6 a.m. to 10 a.m. and leaves roughly every 10 minutes.

“Buyers searching for a one-bedroom apartment don't always realize they can get these types of amenities,” she said.

As for the unit, there is an open living and dining room alongside an open kitchen.

Located on the 37th floor, windows in the living room and bedroom offer unobstructed views toward the Hudson River.

The seller, who bought the apartment about four years ago, kept it in “great condition,” said Katzen.

Location: The Atelier is located between 11th and 12th avenues, right next to the Hudson River waterfront. The A, C and E trains at Port Authority are three long blocks away, hence the crosstown shuttle bus.

Nearby, there's Pier 83, which hosts events in the summertime, as well as the Intrepid Sea Air & Space Museum. The Javits Center and the expansive Hudson Yards development is located directly south of the building.

Why put it on your open house calendar? The views and "top-of-the-line amenity package" give it more value than a "boutique product that has nothing else but the unit,” said Katzen.

Lowdown: The sellers bought the unit when the Visionaire — another large condo development with an impressive amenities package — opened six years ago.

For the past few years, it has been rented out for $4,825 a month, according to Halstead broker Elayne Reimer.

“The renter is moving out, so the owner has decided to sell,” she said.

Upon entering the apartment, there's an open kitchen with a breakfast bar that looks out onto a long, open living and dining room. A wall of floor-to-ceiling windows in the living room bring in lots of light, said Reimer.

Off the master bedroom there's a large bathroom “that feels like it could be in a hotel,” said Reimer. It's decked out with a tiled shower and a separate soaking tub.

The most popular building amenity here is the roof deck with space for babecues and a bar, where “a lot of residents host parties," said Reimer. And because the roof deck is partially enclosed, residents can still enjoy the space in colder months.

There's also a large pool, playroom and a large gym that hosts fitness classes.

Location: The Visionaire is a short distance from both Battery Park to the south and Rector Park to the north. To get to the subway, residents have to walk around the Battery Park underpass to either the Rector Street R (about a 9-minute walk) or the Bowling Green 4/5 (about seven minutes).

Why put it on your open house calendar? “It's an incredible value for either an investor or someone who just wants to live there,” Reimer said of the mint condition apartment.
