CHELSEA — The massive former bank building on the corner of West 14th Street and Eighth Avenue is up for lease.

The ground floor and mezzanine level of 77 Eighth Ave. is being marketed to commercial tenants by Cushman & Wakefield.

The 4,500-square-foot space was previously a men’s spa called Nickel. The new lease offers the option of also taking on the 2,500-square-foot lower level.

Brendan Gotch, the leasing agent for the landmarked building, wouldn’t say what the lease would cost, but noted that “things on other parts of 14th Street and Eighth Avenue go for well north of 200 bucks a foot these days” and “corners and landmark buildings go for premiums above that,” which would put the cost at a minimum of about $1 million, he said.

There isn't a specific type of commercial business in mind for the space, Gotch said.

“Could it be a pharmacy or a bank or something like that?” Gotch said, noting the CVS across the street. “Absolutely, especially given that it’s an old bank building.”

High-end retail, which is common in the area, could also be a possibility — or even a restaurant, he said.

"A lot of condos don’t want food but the landlord’s open to having a nice high-end restaurant in the space, which I think would be incredible," Gotch said.
