MAP: Fulton Street Deadzone Changing into Vibrant Mile-Long Strip

CLINTON HILL — Fulton Street is changing.

A mile-long strip that runs along the southern end of Fort Greene and Clinton Hill was once littered with abandoned buildings, graffiti, boarded up windows, vacant lots, overgrown weeds and rats.

But in the last three years plans were filed with the city to demolish buildings, renovate existing structures or build new developments on a dozen properties. 

Renderings of new developments show gleaming new apartment buildings with glassy retail space on the ground floor.

Phillip Kellogg, executive director of the Fulton Area Business Alliance, pointed out the recent vibrancy of the stretch at a recent BID meeting.

“People felt like they were walking past dark empty lots overgrown with grass and weeds and now there is infill," he said. "And there is more on the way."

DNAinfo mapped the most recent stirrings along Fulton Street in Fort Greene and Clinton Hill.

620 Fulton St.

Designed by architect Francis Cauffman, this 12-story building will have a 65,000-square-foot health center, 20,000 square feet of retail and 70,000 square feet of office space. The building is set to rise on a former parking lot, according to developer Health Center Inc.

“The distinctive teardrop shape of 620 Fulton relates to the triangular urban site and makes room for an outdoor public space at the base of the building,” the developer said in a statement.

Ground was recently broken on the building, and it's expected to be completed by fall 2016.

810-835 Fulton St.

A 12-story building with 363 residential units is being developed at 810-835 Fulton St. in Clinton Hill. The building will also have a 163-car parking garage and ground floor commercial space, according to Department of Buildings records.

Previously a parking lot, the property was bought by Starwood Capital Group for $54 million, as part of a group of 20 buildings, according to records.

The new building has a red brick and steel façade and was designed by Aufgang Architects.

840 Fulton St.

The Daten Group purchased the vacant gas station at 840 Fulton Street in Clinton Hill for $7.4 million late last year, according to property records.

The developer plans to build a seven-story building on the lot with 38 residential rental units. KBA Architects will design the building and it is expected to be completed in March 2017, according to a Commercial Observer report.

948 Fulton St.

Built in 1930, this dilapidated structure was once home to a storefront Baptist church. The building is now being renovated to include retail space on the ground floor and residential units on the top three tiers, according to records.

976 Fulton St.

A 23-unit, mixed-use building is currently being developed at 976 Fulton St. The seven-story building will include retail space, a cellar and bike storage area, similar to 1035 Fulton St, records show.

1000 Fulton St.

This abandoned, deteriorating building was slated for demolition by the city in 2014. But then earlier this month, it was sold to a new owner for a little more than $2 million and plans were recently filed to shore up the existing four-story structure, according to records.

1008 Fulton St.

Plans for a new seven-story residential building were filed for this formerly vacant lot at 1008 Fulton St. on the corner of Downing Street. Construction is now underway.

1024 Fulton St.

The abandoned former Brooklyn Union Gas building was built in 1912 and was later home to Goodwill serving as a warehouse and sorting station for their donated goods, according to Brownstoner.

It was later a church and eventually abandoned in the 1980s.

Northeast Brooklyn Housing Development Corporation bought the building last year and plans to build a facility at the site with affordable housing for seniors and veterans, Brownstoner reported.

1035 Fulton St.

A 35-unit, mixed-use building is currently being developed at 1035 Fulton St. in Clinton Hill. It's expected to be seven stories tall with retail space, cellar and bike storage.

1045 Fulton St.

Demolition of the former Fairhaven Funeral Chapel was completed late last year to make way for a six-story residential building, according to building records.

The building will have 28 residential units with plans to include central laundry, bike parking, balconies and shared outdoor space. It's set to be designed by Karl Fischer, DOB records show.

5 Greene Ave. at the corner of Fulton Street

The Zion African Methodist Episcopal Church planned to renovate the building at 5 Greene Avenue after purchasing the site in 2005, according to records.

But seven years later the building was all but abandoned and infested with rats, according to The New York Times blog.

The church sold the building to developers Red Tower Group, Inc. for $1.1 million in 2013, according to records.

They are now converting the structure into a six-unit residential building with retail space.

502 Waverly Ave. on the corner of Fulton Street

A 49-unit residential building is set to rise on top of a former parking on the corner, according to DOB records. It will have 18 stories and will be designed by Gerner Kronick + Valcarcel. Renderings of the development depict a curving glass façade.

The building is set to be completed in 2016.
