$45 Million Penthouse May Be the Village's Most Expensive Home

WEST VILLAGE — One of the Village’s most expensive apartments ever sold is a penthouse condo at The Greenwich Lane, one of DNAinfo New York’s Village and SoHo developments to watch, according to The Real Deal.

A 5,587-square-foot duplex at 155 West 11th St., one of The Greenwich Lane’s five luxury condo buildings, is in contract for $45 million, according to a listing. At this price, each square foot of the penthouse apartment is worth more than $8,000.

The most recent luxury market report by Olshan Realty declared the unit "the most expensive apartment ever sold in Greenwich Village."

The only other comparable apartments luxury realtor Donna Olshan could think of were in the $30-million range, at The Greenwich Lane and another new development in the Village, 150 Charles St., where the cheapest unit is in contract for $1.1 million and the most expensive is $35 million.

"I do not know of an apartment that has closed in the $40-million range in Greenwich Village," said Olshan.

A spokesman for The Greenwich Lane said more than 80 percent of its units have been sold, though the development is still unfinished. The first move-ins are expected to begin later this year.

The $45 million penthouse at The Greenwich Lane spans the 16th and 17th floors, with a private elevator that opens into a family room on the 16th floor, according to the listing.

All four bedrooms are also on the 16th floor, and each has its own bathroom. The master bedroom has two walk-in closets, floor-to-ceiling windows with southern exposures, heated floors in the bathroom, and a 184-square-foot private balcony.

A staircase leads to the 17th floor chef’s kitchen and living room, complete with a fireplace, a wet bar and a 1,400-square-foot wraparound terrace off the living room on the 17th floor, looking out onto Downtown Manhattan and the Hudson River.

Along with the master bedroom’s private balcony and the living room’s wraparound terrace, there is a 44-square-foot patio off the 16th-floor living room, totaling more than 1,600 square feet of private outdoor space.

The Greenwich Lane also includes five single-family town homes and a massive shared courtyard. The project, by Rudin Management and Global Holdings, Inc., spans two-thirds of the block where St. Vincent’s Hospital once stood.

As part of the deal allowing the massive luxury development, Rudin and Global Holdings are building a triangular public park across Seventh Avenue, which will include the city’s first significant AIDS memorial.

The group behind the memorial recently announced world-renowned artist Jenny Holzer will contribute a text-based element of the memorial’s design, featuring excerpts from Walt Whitman’s “Songs of Myself.”
