Visitors lined up outside the building before Sunday’s open house to get a glimpse of the spacious sixth-floor loft-like apartment, according to brokers.
Why such a crowd? Nestled in the burgeoning NoMad neighborhood between Gramercy Park and Murray Hill, the apartment — listed at just over $1 million — is "priced right" according to Paul Zweben, one of three Prudential Douglas Elliman realtors offering champagne to the throng of prospective buyers, as funky global tunes played from iPod speakers.
One middle-aged man agreed that it was a good deal considering the proximity to his office.
"I work a few blocks away so the location is ideal," he said.
Another visitor in his 30s, said, “It's a cool apartment, but I didn’t like the bathroom.” He estimated renovating a bathroom would cost $5,000 to $10,000. That, however, wasn't a deterrent considering the rest of the apartment was freshly renovated, he said.
Another man liked the windows of the bright, modern space and lusted after the location, but he had concerns about the empty lot across the street: Toll Brothers and Equity Residential are slated to begin construction at 400 Park Avenue South for a 40-story high-rise with residential and commercial units.
"The enormous 40-story building will definitely detract from the view," he said.
The building's residents didn't seem too concerned.
One person who lives on the same floor of the available apartment raved about being steps away from the subway and the building’s friendly super.
"I don’t like to say the neighborhood is up and coming, because I think it’s already here," she said.
