Basketball Court Planned for New 15-Story Apartment Tower on Michigan Ave.

SOUTH LOOP — The latest proposed tower in the South Loop is a 15-story apartment/medical office building slated for South Michigan Avenue.

Chicago developer Russland Capital Group unveiled its plan Thursday for the 199-unit tower it wants to build at 1411 S. Michigan Ave.

The building would also include a medical office as well as a rooftop terrace, outdoor pool, and indoor gym with a full basketball court.

The project would sit next to the shuttered Chicago Firehouse Restaurant, and replace a vacant office building once owned by the National Association of Letter Carriers. Cook County property records show a venture led by Russland paid $5.65 million last year for the building. 

The dog-friendly building would contain apartments ranging from 450-square-foot studios to 1,700-square-foot, three-bedroom units, architect Jack Barbaccia of BKV Group said. The proposal does not require a zoning change, and Russland said hopes to start construction later this year. The tower would include 100 interior parking spaces. 

The development was shared during a Thursday town hall meeting in the South Loop hosted by Ald. Pat Dowell (3rd).

Russland is the latest developer to try its hand at the building, which once was slated for a 32-story tower. But that plan fell through once that developer got entangled in a lawsuit over public employee pension funds he managed.  Next door, the Firehouse restaurant is planning to reopen after a fire ripped through the building in 2014.
