LINCOLN SQUARE — Condo living is supposed to be free of the usual stresses of homeowning — no lawn mowing! — but a poorly run association can, in reality, be a nightmare.

Realtor Sara Benson and veteran real estate journalist Don DeBat have penned "Escaping Condo Jail" to help existing and prospective condo owners avoid some of the biggest pitfalls buyers encounter.

The two will share stories illustrating common mistakes, as well as offer advice and solutions, 7 p.m. Thursday at The Book Cellar, 4736 N. Lincoln Ave.

Among their tips: Before buying, spend some time observing activity at the building. And don't be blinded by the immaculate condition of an individual unit — problems can lurk in out-of-sight common areas.
