Lakeview Mariano's to Break Ground in February 2015

LAKEVIEW — Plans for a Lakeview Mariano's got the green light from the city on Thursday.

The Chicago Plan Commission approved a five-story commercial development at 3030 N. Broadway, according to Ald. Tom Tunney (44th).

The project will be anchored by a two-story, 71,000-square-foot Mariano's grocery store. Above that, guests will find two levels of parking, for a total of 280 spaces.

The fifth and final floor will house a 40,000-square-foot XSports Fitness gym, developers said. And there should be an additional 15,000 square feet of retail space split between the first and fifth levels.

Developers plan to break ground in February 2015, Tunney said, and open by summer 2016.

The East Lakeview site has been vacant since 2005, when a Dominick's grocery store burned down. The site is currently a parking lot.

"I am excited for the redevelopment of this parcel and the addition of Mariano's to our neighborhood," Tunney said in an email to constituents. "This has been a long process."

The alderman said a new traffic signal will be installed at the entrance of the five-story complex, near an alley in the middle of the 3000 block of North Broadway.

The existing signal at Broadway and Wellington will get an upgrade.

Since plans were released in April, locals have had mixed reactions to the project. Some said a grocery store was desperately needed in the area, and anything would be an upgrade from the unsightly parking lot currently on the site.

Others countered the project was too bulky for an already congested part of Lakeview. Many complained that creating two levels of parking would attract even more cars to the area.
