Developer Wants Restaurants, Rental Units in Vacant Building on Broadway

EDGEWATER — A developer wants to expand a North Broadway building and put in restaurants and 42 rental units over the next two years, officials said.

Property owner Bob Gold proposed to renovate 5427-37 N. Broadway and add three floors to an existing portion of the building that was formerly home to Pepitone's restaurant, which closed after a fire in 2008, said Dan Luna, chief of staff to Ald. Harry Osterman's (48th).

Luna said the proposal would require a zoning variance approved by the city's Zoning Board of Appeals, and the office has no objections.

A community meeting, hosted by Osterman, is scheduled for 6:30 p.m. Tuesday at Unity Lutheran Church, 1212 W. Balmoral Ave.

"I like it," said Killian Walsh, the president of the Edgewater Beach Neighbors Association. "I think it's great. It’s not really high, it uses an existing building. It’s a nice re-use."

Walsh said the developer was working with the Edgewater Historical Society to preserve some of the building's existing facade.

Gold expects construction to begin within six months and the project to be finished by spring 2015, Luna said.

The alderman's office has already begun to reach out to potential retailers to fill three ground-level spaces.

The building would also have a rooftop deck, a courtyard with a dog run and 42 parking spaces under the proposal.
